Adelaer works for real estate professionals, not private individuals. After the inventory, the advisor and analyst discuss the initial scan in the "greenlight" committee with other advisors and management. We do this once a week, following the 4-6-8 principle. Based on the chosen strategy, we present the case to a selection of providers. If the response is positive and we have a general assessment of the indicative conditions, we inform the client about the feasibility and overall conditions of the case. This part of the process is free of charge.

 

If the client agrees, we send a Service Order (OTD), general terms and conditions, and service guide. After signing, we start the application. We monitor the application internally through our own system with an analyst and advisor. Quality and optimal transparency in the process and execution are our top priorities.

Debt Finance

The world of real estate financing has changed significantly. Besides traditional banks, many alternative parties now offer real estate financing. Adelaer Financial Architects works with all European and Anglo-Saxon banks. We also act for institutional clients such as pension funds, investment banks, and private equity firms that have chosen us as a reliable representative with a proven track record.

Adelaer operates openly and transparently. Through our proprietary Loan Management System, we monitor applications internally with an analyst and advisor. The borrower can also view the progress of the application through the client portal. This allows us to connect the borrower's needs with the wishes and ambitions of the parties we find willing to finance (lenders). This ensures openness, transparency, speed, and efficiency in the process. Data quality is key to achieving national and international financing. A senior loan in real estate financing is a loan granted with a first mortgage on the collateral (usually a commercial or residential property). This means that in the event of default or bankruptcy, the lender is repaid first, before other creditors such as mezzanine lenders or shareholders.
