What we do and for whom

Are you a real estate professional looking for financing from €2,5 million to €500 million for your property? As a high-end debt broker, Adelaer mediates in the creation of financing agreements between banks, insurers, pension funds, hedge funds, and other CRE financing providers.

As an independent debt broker, Adelaer guides financing through all phases: advising, mediating, and supporting, and, after completion, servicing the loan. Examples of loans include senior debt, mezzanine or junior loans, construction finance, bonds, or equity partnerships. Our advisors, the "architects," think outside the box to close optimal and contemporary deals.

Adelaer also acts as an investment manager for the acquisition and sale of portfolios, both for and by our clients and lenders. Our extensive network of over two thousand financiers, investors, developers, and institutional investors is a valuable asset in this regard.

According to the Financial Supervision Act, a "consumer" is a natural person acting for purposes outside their business or professional activities. Adelaer does not offer its services to individuals who qualify as consumers under the Financial Supervision Act. We are only happy to serve business clients or investors (the "non-consumer").

Working method in broad outline

We'll work with you to create an inventory. We'll then determine your needs and requirements. This will serve as the basis for our advice and/or mediation. We'll recommend products that best meet your needs and align with your business circumstances. We'll then approach selected market participants and consult with them on your behalf. After identifying interested parties, we guide our clients through the process of contacting them. In providing our services, we also utilize external experts and are often the point of contact for external specialists, such as civil-law notaries, lawyers, tax consultants, accountants, or appraisers. This is done in consultation with you.

We continually strive to provide our clients with excellent and professional service. The quality of our services is our top priority. We build a relationship with you and strive for a long-term and satisfying relationship.

Our services

Adelaer advises professional and private real estate investors in numerous and broadly oriented sectors. Adelaer does not advise or broker properties for investments exceeding commercial and real estate in specific segments, with a minimum investment of €100.000.

Adelaer advises on investments and related interests in collaboration in drafting regulations within real estate investments in the prime underground location and the segments of course.

We also work with various partners to provide these services. This includes providing legal advice on real estate investments, including agreements that may be subject to change.

Our position vis-à-vis
the providers

Our office is under no contractual obligation to place financial products with one or more financial institutions. Therefore, we are completely independent in our advice.

What we expect from you?

You rightly expect high standards from our services. To provide you with the best possible service, we also expect a number of things from you:

  • Documentation about the property, its shareholder structure, and current financing terms. To compile a complete file, we require at least the documents in the attached checklist (see Appendix 1), if available.
  • It is important that you provide accurate and complete information. This is in your own best interest. The quality of our advice depends in part on the quality of the information you provide. If it later turns out that you provided incorrect or incomplete information, the lender may reclaim funds based on the contract or loan terms.
  • If you have any business obligations or loans elsewhere, it's important for us to know. This information is necessary to determine which offer is most suitable.
  • For certain services, we are legally required to verify your identity using an original ID. You can therefore expect your advisor to ask for this information.
  • To prevent important risks or factors from remaining unknown, we expect you to report any changes in your personal or business situation or adjustments relating to the financed matters to us as soon as possible;
  • Changes in your business situation include, among other things, changes in the nature of business activities and changes in the company organizational chart;
    • We maintain all contact with the financial institution. If you wish to contact the lender directly, we will inform them. Please inform us of your (direct) communication with the lender so we can provide you with appropriate guidance.
  • We may send you information because we believe it will help you better explore existing or new financial products and services.
    We ask that you always read this information carefully and inform us if necessary.

  • In any case, we ask that you always review the agreements and other contracts yourself to determine whether they are drafted in accordance with your wishes and whether you can meet the stipulated terms and conditions. We also request that you always consult us if you have any questions or uncertainties about the content of these documents. Naturally, we also review these documents.

Reward based on
one-time declaration (fee)

We agree on a fee for our services based on invoices. This can be based on the number of hours, a percentage of the financing amount, or a fixed rate. A combination of these rates or remuneration options is also possible. In addition, you pay a premium, interest, or deposit for the product itself. If additional services are provided to you for which additional charges apply, we will inform you in advance.
